We offer three different service packages, with additional extras available. So whether you simply want help looking for the right tenant, or want all of the day-to-day management off your hands, we can help. 

 

Our services include:

  • Letting: Finding a suitable tenant for the required rental period.
  • Letting and Rent Collection: If you’re a landlord who is unable to, or would rather not, collect regular payments this one’s for you.
  • Letting and Management: A comprehensive service for those who don’t wish to be involved in the day-to-day management of their rented property.

 

Finding the right tenant for you
Proctors’ Lettings department offers a comprehensive free rental valuation service. Visiting your property at a time to suit you, we’ll assess its rental value and offer our professional guidance to suggest any improvements to help you get a premium rent for your property. 

Proctors’ dedicated team has a common goal to get your property let. Taking the best photographs and using our network of potential tenants, we’ll make sure your property stands out from the crowd. 

Proctors will then organise accompanied viewings to show potential tenants around your property. All tenants will be subject to a stringent referencing procedure by an independent company to confirm their suitability and financial viability. We’ll even draw up your tenancy agreement and advise you on your obligations as a Landlord too.

In good hands
There are so many aspects to property management, but our aim is simple – to make your life easier. When it comes to deposits – we’ll organise the equivalent of five weeks' rent, prior to your tenant moving in. Naturally, all deposits paid are protected by the government’s Tenancy Deposit Schemes. For Rent Collection we’ll arrange the monthly Standing Order, setting it up for the date specified in the Tenancy Agreement. And if you’re using Proctors’ Letting & Rent Collection or Letting & Management services, you’ll not only receive your monthly rental statement and funds directly into your account, we’ll pursue late payments and report any arrears. 

Organising the important details
For our Letting & Management Service, we’ll arrange an inventory and schedule of condition of the property.  We can arrange gas and electricity meter readings at the start and end of each tenancy and can advise the utility companies and the local council when a tenant moves in or out. We’ll even arrange for someone to meet your tenant at the property and hand over the keys.
