According to data from property portal Rightmove, properties listed in February typically get snapped up by buyers the quickest and are the most likely to be marked as sold subject to contract. They are also the most likely to go to full completion and the least likely to be withdrawn by owners. And, if you aren’t quite ready, then March is also a strong month for listing according to the portal’s data.

 

Whether you are ready to sell, or it’s on your to-do list for later in the year, there are a few things you can do to prepare:

 

Clean, Tidy And Declutter

 

Rather than packing up and moving things that you haven’t touched in years begin the decluttering process early and either look to sell, donate or bin such items. If you really can’t bear to part with things but your home still looks busy then you might want to ask a friend or family member if they can store items for you or invest in some temporary storage. Thoroughly clean and tidy, too, so that you can stage rooms ready for marketing pictures and viewings.

Get Gardening

 

If you have a garden then buyers will be starting to imagine themselves sitting out in the summer. Clear any fallen leaves and debris that might still be lying around and give it a quick mow and weed to tidy up flowerbeds. Perhaps pop in some ready-grown snowdrops or daffodils to bring a bit of colour to your garden while everything is coming back to life.

 

Check For Odd Jobs

 

While outside, check the rest of the exterior of your property, too. Has there been any damage to the roof or gutters during the bad winter weather? Does your front porch or door need a spruce-up? Check for odd jobs that need doing. You may have stopped noticing that a wall needs a lick of paint or that a bedroom door handle is broken but your buyers will spot such problems straightaway.

 

Get Your Paperwork In Order

While tidying make sure that you have pulled together all the different documents that you will need in the home sale process, such as FENSA certificates for windows and doors or boiler safety certificates. Ensuring you have all these documents to hand means hold-ups are less likely.
